This shiny and modern 47-story office building is located right in the heart of downtown at 845 Texas Ave. With Skadden’s arrival, Texas Tower has now reached an impressive 99% occupancy, barely three years after it first opened its doors in December 2021.
The legal powerhouse has signed a lease that covers a whopping 52,000 square feet across two entire floors—floor 18 and floor 23. That’s a lot of room for all the legal wrangling they do! But wait, there’s more: it’s estimated that the office build-out will cost at least $9 million. That’s no small change! This build-out will be pretty extensive too, affecting about 42,000 square feet of their leased space.
Construction is set to kick off in the summer of 2025 and should wrap up by the end of the same year. Talented folks will be working tirelessly to get everything ready for Skadden’s team, as their official lease will commence in April 2026. With this new lease, Texas Tower is flying off the charts in terms of occupancy. There is a total of 1.2 million square feet of office space in the tower, and with Skadden moving in, it really shows how sought-after this building has become. Right now, the only available space left in the tower includes two spec suites totaling 18,000 square feet.
As the brains behind Texas Tower, Hines is also a key player there, alongside a slew of notable tenants including Vinson & Elkins, McGuireWoods, DLA Piper, Novak Druce, and Houston natives like Cheniere Energy Inc. and Morgan Stanley. Oh, and there’s even a confidential tenant on board! The coworking space, The Square at Texas Tower, is thriving with an occupancy rate over 98%.
